Shaftesbury Avenue Project Update: Structural Completion and First Fix Progress

The new flats on Shaftesbury Avenue are moving steadily through the build phase. Structural works have now finished, marking a major milestone after propping the 5 storeys above. First fix is nearly complete, bringing the project closer to the next phase where pace really increases. This update shares a brief overview of progress and some before and after images to highlight the transformation.

Structural Works Completed


The structural phase involved the removal of 3 load bearing walls and the installation of complex steel beams in their place. The temporary works were a 3d jigsaw of props and beams travelling through the building and down to the basement to ensure the 5 storeys above were safely supported.


This phase took several months and required close coordination between contractors, structural engineer and Millington DC's development management team. The result is a solid shell that defines the flats’ layout and footprint. The image below shows the temporary works and the final permanent steels that opens out the complete floor space.




Progress on First Fix


The ever increasing regulation surrounding fire safety and energy efficiency has led to a highly vast amount of systems needing to be installed in these flats. From sprinkler systems to MVHR and ducted heating & air conditioning systems, the first fix has been highly complex but is nearing completion. The images below shows just how much wiring, plumbing and fire proofing is required for building control approval in what should be a simple change of use.

What’s Next for the Project


With the first fix almost done, the next phase will focus on plastering, second fix installations, and internal finishes. The development management team will continue to oversee progress, ensuring quality and timelines are maintained.


The transformation from raw structure to near-complete flats is always an exciting time, but this is where an eye for detail is essential. The render below is a sneak preview of the direction the flats will be heading.
