Millington Development Consultancy were initially instructed to manage, oversee the exit of the long-term tenant and maximise the returns for our client on a property on Shaftesbury Avenue.
Following a detailed consultation, we came to the conclusion that the existing commercial element of the property was too large for a single tenant to occupy and would not be best use of the building. It was decided that we would prepare the existing basement and ground floors to be re-let out and have recently instructed, Four & Co to market the space. Millington DC in their planning management role, then pressed forward with a prior approval application to get change of use from commercial to residential on the first floor. We have arranged all the required surveys (DLSL, structural, noise, fire, measured etc.) and have an extensive network across London and beyond, allowing us to quickly and efficiently move a scheme forward.
The s106 is now being agreed with Camden Council and Millington Development Consultancy will now be project managing the build moving forward. This includes tendering for the build, optimising the specification to maximise sales values and the ongoing management/monitoring of contractors on site. The residential units will then be sold which will once again be managed by Millington Development Consultancy.
